Island- Oakstone Woods is a 325 acre +/- private ownership at Little Cooks Bend in the middle of the Tombigbee River in Greene County. This island was formed when the US Army Corps of Engineers created a deeper channel for commercial use of the river. The island offers one of the most unique hunting experiences you have had, with access being only by boat. A small inland lake, lined with cypress trees, entices ducks of all species. The inland lake creates a safe haven for ducks and makes an excellent duck hole for hunting or photographing. There have been no motorized vehicles on this island since the owner purchased the property in 2008. The island is heavily timbered with several species of large oak trees, cypress, and pines. The island is teeming with many different types of wildlife, including ducks, deer, turkeys, and hogs. FEMA floodplain maps show the island lies entirely within the floodplain, but the owner says that the higher elevations rarely flood. There are several sloughs on the west side that offer good duck hunting and shallow water fishing for bass and crappie. The combination of abundant wildlife, big timber, and the sense of being all alone makes for a truly special hunting experience. The southern portion of the island is currently owned by the US Army Corps of Engineers for ongoing maintenance of the river, and their ownership is approximately 200 acres. The boundary line is well marked with red paint and and signage.
Conservation Easement- Oakstone Woods donated a conservation easement on the property in December 2010 to the Alabama Forest Research Center. The easement essentially donated the rights of development and mining of sand and gravel. The owner retained the right to hunt, use the island for recreation, and manage and harvest timber subject to the timber management plan. The property will be sold subject to the easement, and a copy of the easement documents are available upon request to qualified buyers. The easement reserved the right to construct one headquarters building and some outbuildings on the island.
Cabin and lot- The island is being sold with a beautiful custom built cedar cabin. The cabin is a well-appointed 3 bedroom / 2 bath cabin with two levels. It was built on stilts to offer protection in the event of a major flood. There is storage for boats and equipment downstairs, and a storage room for your supplies. The cabin has a high vaulted ceiling with large windows overlooking the river. In addition to the bedrooms, there is a mud room / laundry room, kitchen with nice appliances, pantry, living and dining rooms, and two sitting areas. The porches offer sweeping views of the river, and you can see the beautiful sunrises and sunsets well from this spot. There is a lift for bringing luggage and groceries up to the main level. A private boat ramp is shared with the neighbor, giving you access to put your boat and water toys into the river. The cabin is located only a couple tenths of a mile from the island by boat. A vacant lot, to the west of the cabin, is included with the sale. The cabin is located on Turners Riverfront Road, which is a long private drive behind an electric gate. The small community of Sweet Apple Landing is comprised of nice homes along the river.
Property taxes run approximately $2630 annually. The island is located in Greene County and the cabin is located in Sumter County, although they are only about 4/5 of a mile apart by boat.
Location- The cabin and island are located in rural west Alabama, but are convenient to nearby bigger cities. Tuscaloosa is 65 miles, Birmingham is 117 miles, Meridian, MS is only 68 miles, Demopolis is 58 miles, Livingston is 31 miles, Aliceville is 20 miles, Mobile is 200 miles, and Baton Rouge is 323 miles.
